Here's What $44,000,000 Buys You In Hollywood

What's up guys, it's Graham here! So, two months ago, we toured a 44 million dollar house, but the thing was at the time, the home was still under construction, and you couldn't really get a good idea of what the final product would truly look like. Well, now the time has come, and the 44 million dollar house is now complete! So, I'm going to be showing you exactly what forty-four million dollars buys you in the Hollywood Hills, and that includes 20,000 square feet, a 12 car garage, a 175 foot infinity pool, a 5,000 square foot rooftop deck, and some of the craziest views you're ever going to see of Los Angeles.

All of this is possible thanks to the owner of the real estate brokerage I work for, Jason Oppenheim at the Oppenheim Group. He's the listing agent of the house, and he also agreed to answer a few of my real estate questions at the end of the video, so I highly recommend watching until then. But until then, enjoy a 44 million dollar house tour!

So, as we walk up here, you could see we have a huge motor court for at least a minimum of probably seven or eight cars they could park just up here, and you could stack them through. Obviously, we got the Bentley Continental GT in front. This is the front door. As you could see, it's absolutely massive, and it opens into this very cool entry where you obviously have the Onyx marble with the lights behind it.

What's really neat, though, is that you have a bit of a water feature as you walk in. By the way, you have over 30,000 square feet of Italian stone throughout this entire property, including, I believe, it's 20,000 square feet of limestone everywhere. One of the features that I really like about this house is that you'll notice as we walk through the property, there's almost no drywall. It's either all limestone, or it's glass, or it's some cool Italian marble.

But let's walk through here. Again, we got more glass. So, like I said, what we got here is a 12 car garage. I know I'm supposed to be giving a home tour right now. We're going to take a quick one-minute detour and give a garage tour because the cars here are pretty crazy. We got a Ferrari for a date, then we have one of my favorite cars of basically all time, the Lamborghini Centenario. This is one of 20, and the really cool thing with this car in particular is that it's got a 100% carbon fiber body. I believe this is a five hundred thousand dollar option. If you don't want paint on your Lamborghini Centenario, you want carbon fiber? That's $500,000!

But, like I said, you got space for 12 cars in this garage. So, the really cool thing is that you have an entrance here, and then you have almost like a Batman-style cave exit on this side over here. And then, like I said, you got room for plenty more cars, about 12 cars. Obviously, we have the Lamborghini Aventador S, we got the McLaren 720, the SLS AMG, and of course, one of my favorites, the Ford GT. Love these cars!

But, like I said, you've got a ton of room in this garage. What's also very unique here, that pretty much I believe no other garage has, is that you have a projector that comes down from the ceiling here, and then you have a projector screen. So if you wanted to sit in your garage with your cars and watch a movie, you could absolutely do that right over here! Tell me another garage that has that in the Hollywood Hills; you're not gonna find it.

So, right off of the front of the house, what you have is you have a bit of a gym here. And like I said, you don't see any drywall throughout any of this. I mean, this is all just limestone or Italian marble. If you want to get a massage, yeah, you could get that done right here. You also have a steam shower and a sauna, so pretty much you never need to leave the house if you get this house. You could pretty much just live your entire life without leaving the confines of your own compound here.

And then as we go down here, no home is complete without a movie theater. And by the way, you're gonna see that the design of some of this lighting is gonna be carried out throughout the entire property. So we're walking upstairs. We're obviously gonna have to deal with the occasional vacuum in the background. I hope that's not that big of a deal.

So, like I said, you have 20,000 square feet of space. And right here, you have the elevator. What's really cool is that you have a glass elevator that looks out and opens up to the property, and then on the other side, it looks in. Wait for it! We've got the wine cellar. We got a temperature-controlled wine cellar on one side; it's glass so you literally see the wine cellar as you're coming up through your own private elevator.

Then on the other side, this walks over to the kitchen and living area. Now, what's really unique about this is that the owner wanted to design the home without the TV being the focal point of the room. So instead, the TV was conveniently hidden right behind this wall. So what you could do with the push of a button, this will open up, then the TV will just extend out right here, leaving it with a TV that almost looks as though it's floating above the glass, which is really unique.

And then you have the kitchen over here. What's really cool about this kitchen is that pretty much all of the appliances are hidden. For instance, we got... we got to find it because it's so well hidden. I believe it's this? Yeah, it's this! You have a built-in coffee maker right here, and if you guys want the 20 cent iced coffee, you guys can get it.

What's also very unique is that they have the refrigerator and a freezer hidden right behind these. This is very well organized with the Perrier and the Ax and the lettuce. And of course, no kitchen in a 44 million dollar home is complete without a staff's kitchen, which is hidden behind this. Now, this is set up so that you could press a button, and the door will automatically come in and closed. You don't have to be inconvenienced by any of this. But let me show you the kitchen over here, all with Miele appliances. You have an entire view of the city; you have beautiful stone throughout. I mean, this is just really an amazing kitchen!

I'll take you guys out to the outside in a moment, but you'll see too that the stone on the inside of the kitchen island extends about 20 feet outwards outside of the property, so that when you have all the doors open, it looks like it just extends throughout the property, which is really neat. And then as we're walking through out here, you're gonna have the living room and the dining room, as well as an office on this side.

So, the property was really built to keep as open of a floor plan as possible while still having some sort of separation between the rooms without needing to lose the view. So that's why this fits in seamlessly between the dining room and the living room, and you could still see throughout this; you could still get the view, but there is some separation.

And as we walk in here, you'll see really one of the best living rooms that I have ever seen. It really feels like you're at the top of the world in the sense that you could see the ocean, you can see downtown, you could see Century City. You basically see all of Los Angeles from this room, and everything from even the lighting fixture, by the way, which is 80 thousand dollars. I mean, everything is just immaculately done throughout the entire.

And again, what do you see here? You don't see any drywall; you see just beautiful stone throughout, and all of these windows, by the way, you can press a button, all of these are gonna be opening up. Now, one of the really unique things about this home that you don't usually get in a lot of the homes when you're in the Hollywood Hills is that you look here, and you don't see any telephone poles.

It was over a million dollars to remove the telephone poles that would otherwise just be obstructing your view. And if you're spending this amount of money to get a home like this, you do not want any sort of telephone poles just in the way of this view. I mean, the view here, in my opinion, is pretty much priceless because it's very few homes out there that have this insane of a view.

And now we're at the outside of the property. And like I said, we have one of the largest pools built in the Hollywood Hills. This is 175 feet of infinity pool that again overlooks the entire city. Now, what's really unique is that you have this right here. You might be asking yourself, what is this? Well, this is actually a TV.

And the really cool thing about this TV is that it was built by a company that builds billboards. It's on hydraulics, so that you could press a button, and basically this TV is gonna rise out from here and can shift around depending on where you are in the property. So if you're in the master bedroom, for instance, you can have the TV come up and tilt back so that you can watch your TV, your hydraulic TV that's off of the pool from your bedroom. Or if you're in the guest bedroom upstairs, you could tilt the TV up and over so that you could watch the TV from that room.

And by the way, I don't think a lot of people realize the amount of work that goes into constructing a home of this caliber. Like even the canary palm tree, you might just think, oh, that's a palm tree. Now that was a five thousand dollar tree that they literally had to bring in with a crane to close down the street just to bring this tree in and plant it. Like people don't think of the work and the effort and the coordination that goes on behind the scenes just to get a canary palm tree just right there in the middle of the pool.

And then of course, you have more outdoor entertaining area here. And again, this is the island that I was saying that almost looks as though it continues from inside the kitchen outside. You could see a whole bunch of people out here.

Okay, so now I'm going to be showing you guys the master bedroom. This is probably one of the most great master bedrooms that I have ever seen, and it's right up these steps right here. I'm gonna start this off with the closet. This closet was over 1 million dollars to construct. Everything was custom done. Everything from the wooden finishes to the wooden ceilings with recessed lighting.

And a unique thing about this is that you have views; you have some of the best views that you would get from the most high-end home you could possibly buy in Los Angeles, and you have that here in your closet. Just come check this out! You have views of downtown Los Angeles, the entire Sunset Strip. You have views of just the entire world for the most part.

And now we have the bathroom, and this bathroom is just... I'm at a loss for words. So you have the bathtub that's sunken into the ground. You have a shower that overlooks the entire city that no one can see in, by the way. And then you also have another jacuzzi that's out front. The really cool thing too about this bathroom is that you could see the size of the door.

Now, most houses, you have doors that are really flimsy that you could basically just go and punch a hole through. Try doing that with this! I mean, this door is like... I'm not sure you could see, it’s like, is that thick? This is like a vault. It's like going into a vault when you're actually just going to use the toilet.

And now we're gonna be walking into the master bedroom. This is something when you walk in; it really feels as though you've just walked into a high-rise penthouse when in actuality you're walking into a 44 million dollar house in Hollywood. But the view that you get, it really feels like you're at the top of the world. You know, I think it's funny, I’m here talking about the house and the view when, kind of in the back of my mind, I'm more amazed by the bed.

Okay, let me share this with you. You might be asking yourself, like, why is there this space cut out here? Well, the owner had this custom done so that there's a TV hidden below the bed. Remember, like I said, the owner didn't want the TVs to be the focal point of the room; he wanted the room to be centered around the view and the craftsmanship.

But when you're talking about craftsmanship, this is it! There's a TV under the bed that again, with the press of a button, the TV will come out and then come on up, and you can watch TV in bed right here. And then when you're done with the TV, you just press a button again, the TV just returns, and you don't see anything. Those are some of the features that go into building a home like this, that again, like no other homes have this sort of quality and just creativity that goes in behind it, so you could focus more time on the view and maybe less time on TV.

Unless you're watching YouTube, in which case that's totally fine! So then over here we have three guest bedrooms, and this one you have one of the best views in the entire property! You overlook the entire pool; you overlook some of the property; you overlook the ocean; you overlook downtown. I mean, everything again, it feels like you're in a penthouse condo when again, you're in a home in the Hollywood Hills.

And then, like I said, you have the third bedroom over here, and then of course you have this lighting design, like I said, this recessed lighting that carries out throughout the entire house with this cool crisscross design that I really like. And then you have of course the view of downtown Los Angeles and some of the Hollywood Hills from one of the guest bedrooms, which again, as a guest bedroom, like this bedroom would be like... if I had a bedroom like the guest bedroom, I would be happy.

Which, like I said, if we get enough ad revenue, maybe I could get a guest bedroom like this one day. And then I'm going to show you guys the rooftop! This is over 5,000 square feet of some of the best views you're ever going to see in Los Angeles and a lot of cool sitting areas enjoyed. But let me just show you over here.

So this is what you get up here. Obviously, I forgot my sunglasses downstairs; it's a little bright up here. But this is what you get; you get a huge seating area with a fire pit in the middle of it. You also have some grass over here. Then you also get your Jacuzzi! You get a rooftop Jacuzzi on this side of the property that overlooks the entire city.

So, by the way, you guys, I want to thank Jason Oppenheim. He's the one who's listing the home who made this home tour possible in the first place. So I wanted to bring him on and just talk a little bit more about the property and some of the ways that you started up in the real estate business and just became wildly successful.

And also, for those that don't know, Jason is the star of the hit show Selling Sunset, that I will link to some of the information down below in the description so you could check out Jason. If I had to say one unique aspect of this house, it's that it was built for the owner by the owner. So it was, he spent way more money on things that you normally wouldn't find in what's called a spec house; the house built just to sell and make a few million dollars.

So the quality, for me, like look at these chairs that we're sitting in, you know, by Minotti. Everything, all the furniture, he spent over 1.5 million on the furniture. The windows, for example, are far more expensive to have narrower Molian's than any other windows you'll find. Everything is automated! Even the design firm Sciota, a lot of these things you wouldn't spend the money on if you were just trying to flip it.

So for me, the perfect house to buy if you're a billionaire looking to purchase a house in the 30 to 50 million dollar price point, all things equal, you want to find a house that somebody built for himself because then the thought and the care and the money went into it. You know, otherwise they're making decisions based purely on, you know, economic sense, and that's not the home you want to buy.

How did you get this listing in the first place, by the way? So I've known this client for many, many years. I actually met him down the street at an open house, which you should learn about; it's too cool. And I've done many deals with him, including I've sold, I think, two or three homes just on the street for him. So when he bought his original house here and bought the land next door, and told me he was going to tear everything down and build this, then, you know, I kind of knew that was my next big listing.

And how long did it take to build this property? It was over two years. Strikes? Oh, more than that! Yeah, really, four years in the making in terms of buying the land next door, going through the permit process, you know, hiring the architects. When the architects first were brought on board, I say Oda, and this is their first ground-up construction in Los Angeles, and they're world-renowned.

They came here with scaffolding and then put cameras on each different level, dozens of cameras everywhere, and just created like a little mock-up because they're in South Africa, and then spent months configuring and designing and laying out the house to maximize every aspect of the view, so it was many, many months before a shovel even hit the dirt!

So what do you think sets you apart then from all the other agents in Los Angeles? Oh, that is such a difficult question. I could answer that for hours! I mean, without being too cliché, hard work is what I think differentiates everybody. I think that's what differentiated me and my team. Just like you! I mean, you remember how hard we were working at Coldwell Banker down and then even at our brokerage, just working really hard, getting in a lot of hours.

I also think that, you know, once you become successful, it makes it easier. So it's the first few deals that are the hardest. My first five deals took me two years, and then from there, you know, it was easier. My next hundred deals were probably easier for me to get than my first five or ten deals! Now, I get calls almost every day from people in the hills saying, "Jason, I mean, I actually met somebody at the gym; got a ten million dollar listing on Thrasher from that last week." Just a couple of days ago, met somebody outside the office whose daughter was a fan of the show. I'm on a listing appointment today at 5:30. I think it's about a five or six million dollar house in Mount Olympus.

So it just snowballs. It's just hustling hard enough to get the first few deals! So what made you want to do this show, Selling Sunset? I guess at first we didn't really want to. I mean, that was a difficult decision for us. I was really nervous; didn't know what to expect! But honestly, it was a great surprise. We all ended up enjoying it more than we thought we would; it’s much more successful than we thought it ever could be.

So we're really excited about it; I think it's about us, but it's a lot closer as well, so I'm very relaxed, even more so now and enjoying it a lot.
