JUST BOUGHT MY 5TH PROPERTY!!
What's up you guys? So I actually made this video two weeks ago, and then as soon as I was about to post it, I thought, "What if it doesn't go through? What if something happens? What if I don't close on it? I'll look like a total idiot if I upload this." So I decided to wait until it's actually 100% mine and I close on it before posting it. So now it's mine! I closed; everything's official. I own this place! So now I'm going to post it. This is property number five. Hope you guys enjoy!
What's up you guys? It's Graham here. So maybe you haven't noticed, or maybe you have, but I haven't been as active on YouTube lately, and I've just had so much going on that I just really haven't had time to really post as much as I would have liked. But part of the reason I have so much going on is because I'm scheduled to close in two weeks on my fifth property, and I figured I would share this with you guys. Usually, I'm really superstitious about sharing anything before it's actually closed, but I've already got my loan clearance; everything is pretty much good to go, and I'm scheduled to close in about two weeks. So like I'm really excited!
I figured I would share this with you guys and share with you my ideas and what I'm going to be doing to the property, and maybe go over some numbers with you guys. This is something that I've been looking for for about six months now, and I've been just aggressively looking for the past two months. This is in an area that I always mention in all of my videos. If you're in Los Angeles, I love the areas of West Adams and Jefferson Park, and that's where I've been looking for quite a while now. It's an area I really believe in—it's the halfway point between Santa Monica and downtown Los Angeles, and it's an area right now that, in my opinion, is super undervalued. I can't see the value staying at this price much longer, and not only that, but statistically, West Adams and Jefferson Park is the seventh most competitive housing market in the entire U.S.
Now ideally, my number one choice was to find a duplex or a triplex; it was like an old 1900s craftsman style. That was my first choice, but I spent quite a long time trying to find that. I just haven't found the Craftsman in the area I like for the price that I like. Everything I've seen, I just hated the area. I didn't like the house; the lot was small. There was something wrong with it that I just didn't like. And then this thing came on the market. Now I’m going to be buying this for about $600,000. Then I'm going to be putting in probably another $80,000 to about $120,000. So my goal is to be in it about $700,000, and from my calculations and from the recent comparables in the area, I believe that if I'm in at $700,000, it should be worth about $850,000 to about $875,000 when I'm done with it. That's about $150,000 to $175,000 upside with really just like six months of work done into this place—if that. Max, and I will have made, you know, six figures in equity from this place. So I can definitely see the potential.
I'm going to be sharing with you guys exactly what my plan is with this property, what I'm going to be doing. And by the way, feel free to give me your thoughts. But let me show you this place.
So the plan would be to remove all the landscaping here in the front. So all of this is going to go; all of this is going to go; all of this is going to go; this is going to go; this awning is going to go as well. The plan would be to put up hedges around the entire property with a gate here—hedges all the way around here—and then likely do some sort of gravel or low-maintenance landscaping in the front here and here. So all of this is going to be hedged in—gate, low-maintenance landscaping. This is probably going to be painted an off-white color; the awning is going to be removed, and likely the trim is going to be some type of green, like a natural green with a yellow-painted door.
So this is what I really like about these old 1900s Craftsmen or 1900s Spanish Bungalows: they just have so much character to them—from the arches to the fireplace to all the little hardware throughout. I mean, there's just so much character to the house that I just find that a lot of the newer constructions don't have. So let me share with you guys what the plan is with this place.
You can see from the living room, you have these really cool arched windows. Most likely what I'm going to be doing is just hedging off the entire front yard, and then putting down some gravel with maybe some stepping stones in the front. So I'm going to create like a cool outdoor front yard for people just to hang out. Maybe I'll string some lights across or something like that, but that would give privacy from this room and give you some sort of outdoor front yard for you to hang out if it's not so exposed to the rest of the street.
Now obviously, what they've done with this fireplace is just like an eyesore; they kind of turned it into a heater. So my plan is to turn this back into a fireplace, likely put some cool Spanish tile around the fireplace here, maybe paint this some sort of accent color so it stands out a little bit more. With the ceiling, I mean, this is just disgusting. So the plan would be to smooth this out, put in recessed lighting here, and likely put in two more lights on either end of the fireplace just for some accent lighting.
Then we walk in here in the dining room, and the good thing about this is that the floors for the most part are in pretty good condition. Obviously, they need to be slightly finished, but otherwise, I'd say I'd like to leave the floors because I believe that adds a lot of character to the unit.
Now this is something interesting, and feel free to comment down below. Let me know your thoughts on this, but behind this wall is the kitchen. Now I absolutely love the arch that goes through here, so I have two options. Feel free to comment down below; let me know what you like. The first option is to get rid of everything here. Now this is going to be another $4,000 to $5,000 to get rid of all of this with the support and everything like that, but that would create such an open floor plan that you walk into the living room, you have a dining room—all of this is open—with a center island here, and then you have a pretty large kitchen.
Now obviously, the entire kitchen needs to be gutted, so this is going to be turned into a really cool Spanish tile. I'd like to turn this into a seating area with an L-shaped chair with a table here and a cool light hanging down from here. All of this is going to be changed out, obviously, so all of this is just going to be gutted. But you can see if we take out this entire wall, all of this is going to be open. So I do like a center island here with—I don't know—the configuration; maybe put a refrigerator here or something like that. I'm not exactly sure.
I'm going to have to work on the configuration of this place, but if I take down the wall, all of this would be opened, and I would definitely do a center island here and then figure out the rest of it maybe later. Maybe I put the refrigerator here. I don't really—there's no real point to put like a seating area here, so we'll see about that. The other option, if you guys think this would look just as cool, this would save me about $4,500 is basically, you have an arch that's behind this, just cut all of this out.
So all of this would be open. I'll show you here. So basically from here all the way up is going to be opened. I can turn this into a bar, so I'll have some sort of countertop here with some bar stools that you can put below this. All of this is going to be open; behind that is going to be the stove. So that would certainly save a few thousand doing that—it would leave the arch, which I think is really cool—but you wouldn't have quite the open floor plan as if you took out this entire wall. So that's an option; let me know your thoughts below.
A bit of a closet here. So here's the hallway. The hallway is pretty decent; it's really just refinishing the floors, getting rid of all this popcorn ceiling, adding in recessed lighting. So all of this is going to be pretty simple to do. This bath is going to be completely gutted, so just ignore everything in here. This is just—all of this is going to be completely gutted. So this isn't going to exist anymore. This is going to be turned into a cool glass shower with a glass door that opens up here. This is all going to be coming down; it's likely just going to be glass here.
I'll be doing a cool vanity here with some cool Spanish tile behind it and on the floor, so this is going to be really cool looking. I really want to try to keep it as authentically Spanish to its era as possible. Then you have a bedroom here; the bedroom's in pretty decent condition. The only plan for the bedroom is just to add in recessed lighting on the ceiling and then adding in two French doors that go out to the backyard.
So here you have the side of the house. Most likely what I'll do is get rid of all of this, put in some gravel with some succulents along the side. This gate, at some point, I'm going to be replacing this and maybe doing something that's a little bit taller and wooden so you can't see through. All of this is just going to be painted probably the same color as the house, and then you have the backyard here.
So the plan would be to replace this garage door. I really want to do something a little bit more modern; maybe something with glass along the side that you can kind of see through but not entirely. I think that would be pretty cool. The other plan is to completely refinish the inside of the garage with recessed lighting and make it almost like a separate structure that maybe someone can work from or you can park a car in. That would be pretty cool looking.
Obviously, the entire backyard is going to be cleaned up. This is likely all going to be gone at some point; this is all going to go, and then there's likely going to be a sliding door in the garage that you can open up. Again, this would be almost like a separate living area or just a cool hangout area in the back of the house.
Now the other plan with this is to have the entire inside of the garage painted. I have a friend who is such a good artist, and I would love for him to go in and paint the entire inside, do some cool design in it. I think that would look really cool and would definitely add some character to this. That's pretty much it for this unit. The other unit's occupied; can't show that, but this unit has a lot of potential to it. It's likely about one to two months' worth of work depending on how much of it I want to do. But this unit has so much potential in an area that I feel like is really going to do well over the next five to ten years.
So this is pretty much my project for the next one to three months, and I am so excited to be able to share this and bring you guys along in the journey and share with you exactly what it's like to remodel a place and invest in real estate. There's definitely so much potential in real estate to be made, especially in these areas that, in my opinion, are just like hugely undervalued. So that's why I'm just going to go all in, fix up this place, and make it really cool.
I just had this vision in my head of what this place is going to be like and what the area is going to be like, and I don't know; it's a gut feeling that this is the right thing to do and that long-term this is going to be one of the best plays I think I've done so far—it's going to be this place.
